From Tribeca Townhouse to Clinton Hill Brownstone: Barker Architecture Office Revitalizes a 19th-Century New York Home

In New York City’s ever-constrained real estate landscape, the journey from a sleek Manhattan residence to a historic Brooklyn brownstone often translates to more room to stretch out, a heightened sense of privacy, and a notably slower pace of life. As the local adage suggests, Manhattan and Brooklyn truly exist in different time zones. For one empty-nester couple, that geographic and lifestyle shift meant leaving behind their urbane Tribeca townhouse in favor of a landmarked 19th-century brownstone in Clinton Hill. In doing so, they discovered a richer, more characterful architectural backdrop for their next chapter.

The couple’s core ambition was far from a routine historic restoration. Instead, they sought to create a dynamic home that could gracefully balance an extensive collection of midcentury furniture and contemporary art with a warmer, more spirited material palette. To bring this vision to life, they turned to the Brooklyn-based architecture practice Barker Architecture Office, commonly known as BAAO, to lead a comprehensive four-story renovation of the brownstone.

Prior to this thoughtful intervention, the building had been subdivided into short-term rentals, an arrangement that had systematically stripped away much of its original interior ornamentation and historic integrity. Approaching the project with subtle, surgical precision, BAAO focused on carefully preserving the few surviving architectural elements while setting them against clean, minimal modern additions. The resulting design scheme emphasizes a deliberate and sophisticated contrast between historic context and contemporary craft, yielding a consistent light environment tailored specifically to the homeowners’ daily rituals and lifelong love of design.

The spatial narrative of the home unfolds immediately at the threshold, where a thoughtfully calibrated foyer sets the tone for the residence’s overall color story. Deep olive front doors swing open to reveal a terracotta-lined vestibule, offering an inviting, framed view toward the central staircase, which is painted a sunny yellow and trimmed with a bold red runner.

Moving onward to the parlor floor, traditional details are subtly reinterpreted and amplified. White oak floorboards laid in a diagonal pattern pay a respectful homage to Victorian-era parquet designs while aligning visually with a relocated staircase that leads seamlessly down to the garden level.

In the living room, original plaster crown moldings frame a working fireplace that has been reclad in tactile, textured porcelain tile. Suspended from an intricately restored plaster rosette, an expressive Richard Tuttle chandelier anchors the grand proportions of the room. These generous spatial dimensions easily accommodate a carefully curated selection of fine art, featuring powerful works by renowned creators such as Alfred Stieglitz, Inez Nathaniel Walker, Amy Sillman, and legendary tattoo artist Stoney St. Clair.

The kitchen, meanwhile, was entirely reoriented to wrap the perimeter of the room. This layout was configured to abandon the sterile austerity of conventional modern prep zones in favor of better flow, while simultaneously introducing a profound sense of warmth and texture. Custom white oak cabinetry and honed soapstone countertops pair harmoniously with a dramatic, heavily veined lilac marble backsplash that commands attention.

Opting away from a standard kitchen island, BAAO placed a central dining table directly beneath a pair of vintage aluminum pendant lights sourced in France, creating an inviting focal point centered around gathering, sharing meals, and conversation. Tucked neatly nearby, a compact pocket powder room is wrapped in graphic wallpaper designed by artist Duke Riley.

A sculptural staircase—bathed in soft, ambient light from three meticulously positioned hand-blown-glass Jeff Zimmerman milk-drop pendants—guides occupants downward to the garden level. Here, the architectural layout splits into two distinct sensory environments designed for different times of the day.

At the rear of the garden level, a bright, expansive family room opens directly onto the lush, landscaped backyard garden. In cozy, textural contrast, the front portion of the garden level houses a dark-paneled library complete with a custom walnut bookshelf and a pair of iconic Hans Wegner Papa Bear chairs, establishing a quiet, secluded retreat ideal for reading and deep contemplation.

Ascending to the second floor, the primary suite unfolds as a peaceful sanctuary grounded in a rich, autumnal palette defined by russet, ochre, and moss green tones. The bedroom walls are enveloped in a sweeping hand-painted landscape mural, generating an atmosphere of quiet immersion that carries through seamlessly to a custom white oak reading nook overlooking a small private terrace. In the adjoining primary bathroom, soft limewash walls complement a resonant blue-green zellige-tiled shower and an elegant arched vanity.

The top floor of the brownstone is dedicated entirely to the couple’s three adult children, featuring three distinct bedrooms organized purposefully around a skylit central lounge. Here, graphic blocks of saturated hues usher in renewed energy, clarity, and visual rhythm, beautifully synthesizing the home’s overarching balance of warmth, modernity, and playful expression. Throughout the entire process, BAAO collaborated closely with the homeowners on all furniture selections and the strategic placement of their extensive art collection across every level of the house.

This residential transformation typifies BAAO’s core architectural ethos: clear spatial configurations, expressive color theory, and clever material juxtapositions. The firm consistently crafts environments that honor historic context without ever succumbing to mere nostalgia. By seamlessly weaving together vibrant colorways, contemporary art, and refined craftsmanship within a historic shell, Barker Architecture Office has created a living environment that is simultaneously architecturally rigorous and deeply, unmistakably personal.
