Skechers Lists Original Manhattan Beach Headquarters as Massive New Corporate Campus Nears Completion

MANHATTAN BEACH, Calif. — Skechers has firmly reaffirmed its commitment to its Southern California roots, even as the global footwear giant prepares to turn the page on a foundational chapter in its corporate history. While the company is putting its original, historic downtown headquarters up for sale, it has no intention of leaving Manhattan Beach, the seaside community where it built its empire over the last three decades.

Instead, the brand is nearing the final completion phase of a sprawling, state-of-the-art 500,000-square-foot corporate campus spanning five interconnected buildings along the Pacific Coast Highway, sitting squarely across the street from its existing product facility in Manhattan Beach and Hermosa Beach.

The impending relocation marks a monumental milestone for a brand that has evolved from a modest local operation into a multi-billion-dollar international powerhouse. For years, the company’s administrative staff and auxiliary teams for its burgeoning apparel and kids’ divisions have operated out of the original 28,000-square-foot office located at 228 Manhattan Beach Boulevard. That three-story downtown location—which was extensively renovated in 2018, includes a dedicated parking garage, and features potential ground-floor retail space—served as the heartbeat of the company from the early 1990s onward.

Now, with the new multi-building campus fully realized, those remaining teams will soon pack up and make the short move to the cutting-edge facility. In response to the upcoming transition, Skechers has officially listed the iconic downtown property for sale, enlisting real estate firm CBRE to manage the process. While an official listing price has not been publicly disclosed by the brokerage, localized real estate estimates from platforms such as Movoto place the projected market value of the premier coastal site anywhere between $83.5 million and $102 million.

A Natural Evolution for a Global Footwear Behemoth

Company executives emphasize that the sale of the legacy downtown office is far from a retreat; rather, it is a calculated, strategic step forward designed to unify the company’s workforce under one cohesive corporate umbrella.

“As Skechers has evolved over three decades into a $10 billion-plus brand, the third largest in the world and the second largest in the United States, so too has its physical footprint,” the company said in an official statement detailing the real estate shift. “With construction of Skechers’ newest building nearing completion, the remaining teams at 228 Manhattan Beach Boulevard will relocate to the new facility, situated directly opposite the existing product building—a move that has been in plan for years, timed intentionally to align with the building’s completion.”

A company spokesperson expanded on the strategic rationale behind the real estate maneuver, noting that moving out of the segmented older offices and into the expansive new campus represents the natural next step of Skechers’ long-term corporate vision. The overarching goals include consolidating operations, fostering cross-departmental collaboration, and positioning the brand for sustained, future growth from a modern, purpose-built environment tailored to its massive scale.

Despite outgrowing the modest building where its corporate journey began, Skechers remains inextricably linked to the geography of the South Bay. The brand’s statement explicitly underscored that deep community connection, pointing out that Manhattan Beach is not merely where the corporation grew into a household name—it is where the brand first opened its doors to retail customers. The very first Skechers storefront still stands in the coastal city today, serving as a living museum and ongoing testament to the brand’s humble beginnings.

$10 Billion-plus Shoe Brand Skechers Reaffirms Commitment to Manhattan Beach as Original HQ Goes Up for Sale

“The brand’s commitment to this community is as strong as ever, and its continued and growing presence along the coast is a testament to the pride Skechers takes in calling Manhattan Beach home,” the company added.

Ongoing Innovation and Worldwide Expansion

The consolidation of its corporate footprint comes at a time of remarkable momentum, aggressive product innovation, and structural evolution for Skechers on the global stage. The brand continues to push boundaries across various athletic and lifestyle categories, cementing its status as an industry innovator.

Earlier this month, Skechers officially entered the high-stakes realm of elite endurance sports by disclosing its very first "super shoe," the Aero Elite. Engineered specifically for competitive racing, the high-performance footwear is designed to excel across distances ranging from 5Ks to grueling marathons. The shoe features an advanced geometry meticulously engineered to minimize total weight while maximizing energy return, responsiveness, and long-haul comfort for serious runners.

This product line expansion follows major corporate developments that reshaped the company’s ownership structure. Last year, Skechers officially completed a massive $9 billion transaction with private equity firm 3G Capital, successfully taking the company private. Free from the quarterly pressures of the public markets, the brand has continued to invest heavily in its international retail presence and operational capabilities. In April, for instance, Skechers continued its aggressive European expansion strategy by opening a high-profile flagship store in Copenhagen, Denmark, introducing its signature comfort technology and lifestyle collections to an even broader international audience.

Deep-Seated Community Philanthropy

Even as Skechers scales new heights financially and logistically, the company maintains a steadfast focus on local philanthropy and community engagement.

Demonstrating that its corporate growth goes hand-in-hand with civic responsibility, the brand recently marked another milestone through its signature philanthropic vehicle. Alongside the Skechers Foundation and presenting sponsor Nickelodeon, the company hosted its annual Pier to Pier Friendship Walk—marking the event’s 18th consecutive year.

The latest outing achieved a record-breaking fundraising milestone, pulling in an unprecedented $3.3 million dedicated entirely to supporting children with special needs, local public schools, and national college scholarships. The signature 3.4-mile walk, winding along Southern California’s picturesque South Bay coastline, has now generated a cumulative total of approximately $35 million since its inception.

As Skechers prepares to transition its remaining downtown personnel into its cutting-edge Pacific Coast Highway campus and hands over the keys to its historic 1990s birthplace, the brand remains anchored by the dual pillars that fueled its rise: relentless commercial innovation and an unwavering commitment to the Manhattan Beach community that has watched it grow from a local footwear distributor into a global powerhouse.
